In many projects, the most robust solution combines both methods: resin to densify and restore contact near the surface and micropiles to carry long-term structural loads below the seasonally active zone.

The same principles apply to driveways, garage slabs, and yard roads. 
Failures are often caused by a weak sub-base or erosion at the slab–ground interface. Targeted resin injection in a grid pattern can re-seat the slab, reduce deflection under traffic, and remove the “drum” that rattles crockery when a car rolls in.

Costs and timescales vary depending on the property, but the approach is clear: evidence-led, locally targeted, and measured before and after, so owners can see exactly what has been achieved. 

Practical Habits to Reduce Risk 

  • Manage thirsty trees near shallow foundations carefully; consult an arboricultural expert before pruning or removal, as drastic changes can destabilise clay soils. 
  • Avoid abrupt changes to watering or drainage patterns near the house. 
  • Keep gutters and downpipes in good order. 
  • At the first signs of potential subsidence, start documenting them and contact your insurer or a structural engineer. Early detection often allows a light-touch remedy to be sufficient. 

Subsidence can be unsettling because it makes the ground feel unreliable. Yet experience across the UK shows that once the cause is understood, precise action is possible. Modern diagnostics, minimally invasive ground improvement, and discreet piling to deeper bearing layers allow most homes to be stabilized quickly and with far less disruption than feared.
